Rental yields in Türkiye: 7.3% gross across the country, 5.7% on a long let in Alanya

Rental income is the reason most budget flats on the Turkish coast are bought, and the numbers behind it are unusually transparent. The gross rate across the country holds near 7.3%, resort short lets reach 7% to 11%, and a long tenancy in Alanya returns roughly 5.7% before deductions. Tax, empty months and the upkeep of the complex take between 1.5 and 2 points off whichever of those figures applies. What is left still compares well with a deposit, provided the flat can be let from the first month rather than after a renovation.

Long lets against short lets

The two strategies are not interchangeable. A long tenancy in Alanya yields less but runs all year, and the town does not empty out in winter: the university, hospitals, schools and city buses keep working, which is why families with children settle there. Short lets pay more in a resort district, but they require a permit from the Ministry of Culture and Tourism, and that permit is issued only with the written consent of every owner in the building. Operating without the document risks a fine starting at 100,000 lira.

What the yield actually loses

The costs are known in advance and none of them is a surprise. Annual property tax runs at 0.2% of the cadastral value, DASK insurance is compulsory for every owner, and the Aidat for the upkeep of the complex is charged monthly and depends on the facilities. At the deal itself the land registry fee on the TAPU is 4% of the declared value, with valuation, translation and notary work on top. Between them these items are the 1.5 to 2 points that separate the gross rate from what actually reaches the owner.

Why the finish matters more than it looks

Yekta Homes has been working since 2005 and its group dates back to 1953. More than twenty completed complexes and roughly a thousand flats stand behind it in Alanya and Gazipaşa, every one handed over on schedule. The finish is part of the price — kitchen units, sanitary ware, internal doors and double glazing are fitted by the company — so a flat can be let from the first month. Once the deal closes the company connects the meters, prepares the technical passport and, at the owner's request, puts the flat under management.

A yield is only real if the flat is rentable on the day the keys arrive. That is the quiet difference between a headline percentage and the money an owner actually banks.
