Gazipasa keeps the cheapest square metre on the Antalya coast — and it keeps adding flights

Forty kilometres east of Mahmutlar, Gazipaşa remains the most affordable direction on the Turkish Mediterranean, and the reason it is no longer a hard sell sits eight kilometres from the town. Terminal and runway upgrades have lifted Gazipaşa–Alanya Airport to an annual capacity of 1.5 million passengers, traffic is running 8.5% above last year, and new routes keep appearing — FlyArystan opened a direct Almaty link this season. A quiet coastal town with its own international airport is a different proposition from a quiet coastal town without one.

The airport that changed the district

Gazipaşa used to be reached from Antalya, a road transfer of well over two hours. Now the arrivals hall is a twenty-minute drive from the beach. Capacity has been tripled by the operator, passenger numbers are growing at 8.5% year on year, and the route map has widened beyond the traditional German and Scandinavian charters. For an owner who lets a flat, that is the difference between a three-month season and a season that starts in April and closes in November.

Why the square metre is cheaper here

Gazipaşa comes out below Mahmutlar on comparable layouts, and the reason is supply rather than quality: the district is being built up right now and new blocks arrive faster than buyers do. Central Alanya costs more than either, because proximity to the sea and long-established infrastructure are both in the price. On top of that, an unfinished block is valued about twenty per cent below a completed one, so the lowest figure in the district appears the moment sales open.

What Yekta Homes is building there

Two of the four budget projects in the Cheap-Property-Turkey.com catalogue stand in Gazipaşa. Yekta Green Life Gazipasa Residence brings 165 flats, and Yekta Sungate Residence adds 142 with sales opening at 139,000 euros. Both are sold at the construction company's own price, with the balance spread across 24 or 36 instalments and no bank in the scheme. Consumer protection law covers the buyer at this stage: for projects above 30 units the company arranges completion insurance, a bank guarantee or staged payments before sales open.

The town is not going to turn into a resort strip, and that is precisely the point. Gazipaşa sells the cheapest metre on this coast to buyers who want an airport nearby and a normal town around it.
